Isto significa que os compradores atuais est\u00e3o a endividar-se consideravelmente mais do que as gera\u00e7\u00f5es anteriores \u2014 em grande medida porque os pre\u00e7os dos im\u00f3veis subiram muito mais depressa do que os rendimentos.<\/p>\n\n\n\n<p>Este fen\u00f3meno cria uma exposi\u00e7\u00e3o significativa ao risco de taxa de juro para os novos mutu\u00e1rios. Um aumento de 1 ponto percentual na taxa de juro num empr\u00e9stimo de 200 000 euros a 30 anos traduz-se num acr\u00e9scimo de <strong>cerca de 450 euros por m\u00eas<\/strong> na presta\u00e7\u00e3o \u2014 um impacto muito expressivo para a maioria das fam\u00edlias.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A Subida da Euribor: Um Alerta a Tempo<\/h2>\n\n\n\n<p>Com a Euribor a 6 e 12 meses a superar os 2,5% em mar\u00e7o de 2026, e perante a possibilidade de novas subidas caso a press\u00e3o inflacionista se mantenha, os especialistas recomendam que os mutu\u00e1rios recentes fa\u00e7am uma avalia\u00e7\u00e3o cuidadosa da sua capacidade financeira.<\/p>\n\n\n\n<p>Nuno Rico, economista da DECO PROteste, tem sublinhado que <em>&#8220;o tempo de atuar \u00e9 j\u00e1&#8221;<\/em> para as fam\u00edlias que querem proteger-se da volatilidade das taxas vari\u00e1veis. As principais recomenda\u00e7\u00f5es incluem:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Explorar contratos com <strong>taxa mista<\/strong> (per\u00edodo inicial a taxa fixa seguido de taxa vari\u00e1vel), que permitem uma prote\u00e7\u00e3o tempor\u00e1ria contra subidas;<\/li>\n\n\n\n<li>Construir uma <strong>reserva financeira de emerg\u00eancia<\/strong> equivalente a, pelo menos, tr\u00eas a seis meses de presta\u00e7\u00f5es;<\/li>\n\n\n\n<li>Simular o impacto de uma subida de 1 a 2 pontos percentuais na taxa de juro no or\u00e7amento familiar, para perceber se a margem de seguran\u00e7a \u00e9 suficiente.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">O Que Dizem os Reguladores?<\/h2>\n\n\n\n<p>O Banco de Portugal monitoriza de perto a evolu\u00e7\u00e3o do mercado de cr\u00e9dito habita\u00e7\u00e3o e tem vindo a publicar avisos sobre os riscos de um endividamento excessivo. As regras macroprudenciais em vigor \u2014 nomeadamente os limites ao r\u00e1cio loan-to-value (LTV) e loan-to-income (LTI) \u2014 visam evitar que as fam\u00edlias contraiam empr\u00e9stimos que excedam a sua capacidade de reembolso.<\/p>\n\n\n\n<p>Em termos gerais, o Banco de Portugal recomenda que a presta\u00e7\u00e3o mensal do cr\u00e9dito habita\u00e7\u00e3o n\u00e3o ultrapasse 35-40% do rendimento mensal l\u00edquido do agregado familiar. Este indicador \u2014 designado <strong>taxa de esfor\u00e7o<\/strong> \u2014 \u00e9 um dos crit\u00e9rios utilizados pelos bancos na an\u00e1lise de cr\u00e9dito e pode ser verificado pelos pr\u00f3prios consumidores antes de avan\u00e7ar para um pedido de empr\u00e9stimo.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Vale a Pena Comprar Casa Agora?<\/h2>\n\n\n\n<p>Esta \u00e9 provavelmente a quest\u00e3o que mais fam\u00edlias se colocam em 2026.
